Future Projects
The Future Projects list below is published for planning and transparency, but these projects are contingent on a board‑approved bylaw amendment that will enable financing. If the amendment is not approved, the association will be forced to levy special assessments to pay for recently completed gutter work and roof work, which would delay or cancel planned projects.
1. Wood siding repair
What: Repair or replace weathered exterior wood siding across affected buildings.
Why: Prevent water intrusion and rot, reduce future costs, restore curb appeal.
Constraints: Funding contingent on bylaw amendment; contractor availability.
Funding: Regular quarterly HOA dues if amendment passes; otherwise funding subject to reassessment.
2. Drive paving (deteriorated drive, non‑common loop)
What: Mill and repave the deteriorated drive segment.
Why: Restore safe driving surface and avoid larger reconstruction costs.
Constraints: Mill‑and‑repave only; funding contingent on bylaw amendment
Funding: Regular quarterly HOA dues if amendment passes; otherwise funding subject to reassessment.
3. Crawlspace encapsulation — Buildings 248, 274, 329
What: Encapsulate buildings 248, 274, and 329 using the same method/materials as Building 361.
Why: Improve envelope performance, reduce maintenance, and match community standard.
Constraints: Must align with 361 specs and warranty terms; funding contingent on bylaw amendment
Funding: Regular quarterly HOA dues if amendment passes; otherwise funding subject to reassessment.
4. Parking lot lighting at Building 361
What: Install parking‑lot lighting (fixtures, conduit) for 361 lot.
Why: Improve resident safety and visibility; complements completed encapsulation.
Status/Constraint: Electrician plan already completed; funding contingent on bylaw amendment

5. Parking lot paving
What: Repave community parking lots.
Why: Extend pavement life and reduce ongoing patching.
