Critical work has already been completed to protect safety and property values: gutters and leaf guards across all four buildings and necessary roof repairs at buildings 329 and 361 (including fascia and rafter tip repairs). The contractor has finished the work and is owed payment now. If the amendment does not pass, the board will be forced to levy special assessments immediately to cover the outstanding bill.

  • Email: send a scanned copy or a clear photo of your signed ballot to the board’s official email bhcoco@protonmail.com.

  • Mail: postmark your signed ballot to the address provided in the mailed materials.

  • Hand deliver: bring your signed ballot in person to the President, Nathan K., at the address shared in the mailed materials.

  • In Person: cast your ballot in-person in the meeting held November 23, 2025 @ noon at the Orkney Springs Fire Department.

  • Vote in person at the annual meeting or submit your ballot early via email, mail, or hand delivery to the President.

Results and next steps

After the meeting, votes will be tallied to verify quorum and ensure all ballots have been cast, including for those who could not attend in person. This process may take additional time. Once verification is complete, results will be shared with all homeowners by email. The board will then publish project scopes, contractor selections, timelines, and updates.
